A significant advantage of this independent snagging inspection is that it compels your developer to acknowledge and address any defects identified before you hand over your money or commit to a timeline for incomplete items, giving you leverage prior to transferring your funds.
However, the main disadvantage is that the PCI is strictly limited to a rigid, standardized NHQB checklist. This means a professional snagger cannot conduct a deeper structural investigation—such as using thermal imaging cameras or testing areas for damp—during this specific visit, as those advanced checks can only be performed once you officially own the property.
